How to Get More Direct Bookings for Your Vacation Rental

Every OTA booking costs you a commission and hands the guest relationship to a platform. Here is how professional operators move a meaningful share of that volume direct, and keep it.

Direct bookings are the single highest-margin revenue a short-term rental operator can earn. There is no platform commission, you set your own policies, and, most importantly, you own the guest relationship for the next stay. Yet most operators leave 80-90% of their bookings on the OTAs simply because they never built the muscle to capture demand themselves.

1. Start with the guests you already have

The cheapest direct booking is a repeat guest. Before spending a dollar on ads, migrate your past-guest data out of your PMS and into a channel you control, then run a simple win-back sequence. Guests who already stayed with you convert at a fraction of the cost of cold traffic.

2. Give them somewhere to book

You need a fast, trustworthy booking site on your own domain, wired live to your channel manager so availability and rates are always correct. If a guest lands on a slow or generic page, or worse, one that risks double-bookings, they bounce back to Airbnb.

  • Real-time two-way sync with your channel manager
  • Secure checkout (card payments, deposits, rental agreements)
  • Mobile-first speed, most bookings start on a phone
  • Clear cancellation and trust signals above the fold

3. Capture every guest, not just the booker

OTAs hide most guest contact details, and only one person per reservation actually books. Branded guest WiFi and post-stay flows let you collect emails from everyone who stays, compounding your owned audience every single month.

4. Defend your brand on search

When a happy guest Googles your property name to rebook, make sure they find your site, not an OTA listing bidding on your brand. A small brand-defense ad budget plus basic SEO keeps that high-intent traffic yours.

Use the platforms for discovery. Own everything after that.

Measure the shift

Baseline your current direct-vs-OTA split, then track it monthly. The goal is not to abandon the OTAs overnight, it is to steadily grow the share of revenue you own, and to prove the lift in your own numbers.
